million in sales and more than $1 million in leasing. Partners Nichole Carosella, Alessandra

One of the 2015 sales by Ms. Morrison included a transaction for the sale of Windsor Gardens

Hotel & Conference Center in Palm Beach Gardens for $9.4 million. She also sold the Marlin

Commerce Center for $4.8 million and Carmel retained the Lease Management Package along

with the Leasing and Sales contract with the new owners.

The team attributes their success to the power of teamwork and the cutting edge technology they

When asked what to expect in the 2016 commercial real estate market, Ms. Carosella said, “With

the commercial real estate market so hot, one of our goals for this coming year is to get our

commercial leases to $3 million which would double what we did in 2015. We are also looking

to get more business, especially big projects. We work with Commercial Investors, Developers,

Commercial Property Owners and we are equipped to buy, sell, lease and manage property. Our

long range plans include adding additional staff to our team.”

About the Team

Nichole Carosella is a Commercial Real Estate Broker/Property Manager. For the past eight

years, Nichole has been the Property Manager for The Seneca Group, LLC for their Delray

Beach, Florida asset, Park Ten Business Park. Park Ten is a 14-acre Business Park with over

285,000 square feet of industrial space that over 40 different companies call “Home.” Located on

SW 10th Street, just east of I95, Park Ten is the single largest industrial Business Park in Delray

Beach. With Nichole’s leadership and management skills, Park Ten is 90% occupied and rent

Alessandra Bianchini, Esq. is an attorney admitted into the Florida and New York state bars.

As a commercial real estate attorney Alessandra assists in the legal aspect of property

management of one of the largest industrial parks in Delray Beach, Florida. She reviews and

writes commercial lease agreements, ensures compliance with governmental regulations

(environmental, landlord/tenant compliance, etc.), assists in the acquisition and development of

new properties, and aides in the interpretation of compliance with the lease agreement.

Christina Morrison is a Commercial Real Property Consultant, Licensed Florida Real Estate

Broker and a Certified Property Manager (CPM). She has been active in the real estate industry

for over 25 years. Her areas of expertise include sales and leasing, acquisitions, development,

change of use and conversions, property management, training, and all phases of real estate

marketing. As a Commercial Realtor, Christina specializes in all types of commercial and

investment properties and is a perennial multi-million dollar producer.

Laura Rolinc entered the world of real estate in 2000 where she started off as property owner

and a property manager of commercial properties. Since 2005, Laura has been committed to help

clients create and maximize wealth in both the commercial and residential fields. Working with

investors is Laura’s specialty because she is very knowledgeable in the distressed and

foreclosure markets.

Valerie Enlow began her real estate career as an investor buying and flipping residential

properties throughout Palm Beach County with Property Obsessed, LLC.  With Carmel, Valerie
